3 Reasons Why A Real Estate Agent Is Vital To Selling Your Home

Blog

Are you thinking about selling your current home and buying another? Have you been planning to list the house yourself in order to avoid having to pay a real estate agent? While you may make a larger percentage of your selling price by doing things on your own, this doesn't mean that selling the house yourself is the right choice. There are a number of reasons why hiring a professional is going to be a better option. Some of these reasons include:

More potential buyers: A real estate agent for hire will often have a list of people who are looking for houses with certain attributes. For instance, perhaps they know people who want a house in your neighborhood, or they're looking for a home with a specific layout, or there may be a number of other reasons why your home is desirable. If they don't have a list of such people, they may know of or work with an agent who does. This means that your house could have multiple offers on it before the sign goes up in your front yard. If you want to sell your house as soon as possible, having people who already want to buy your home is important.

Fewer hassles: When you're selling your house yourself, you need to be ready to drop everything in order to answer calls from potential buyers and be available to show them around the property. If one of the reasons why you're selling the house is so that you can move to another city or even across the country, this may not be feasible. You likely have better things to do than dealing with people who don't actually want to see your house after all. When you find a real estate agent for hire to use, he or she will answer calls from potential buyers on your behalf and will only contact you when they have someone who is actually interested in the property.

Higher selling price:  One of the main reasons why people hesitate to use a real estate agent for hire is due to the cost factor. After all, you'll have to pay a percentage of the sale price to the real estate agent once the deal goes through. However, an experienced real estate agent can actually get you higher offers than you might otherwise get. Without access to the Multiple Listing Service, or MLS, that real estate agents use buyers won't be able to easily find your house for sale. In addition, your real estate agent can make suggestions on small improvements that can greatly increase the perceived value of your home. For instance, perhaps eggshell blue living rooms are extremely popular in your area. You may not like eggshell blue, but you may be able to get better offers by painting the living room to the suggested color before the house is listed for sale.

Finding a home took a lot of time, but I am really pleased that I found the right one.
