Sell Your Home Quickly Without Making Expensive Renovations

Blog

If you're like most homeowners planning to sell a home, you want to make sure that your property sells quickly and that you get top dollar when all is said and done. You can make renovations to maximize your property value and increase buyer interest, but this process is typically time consuming and expensive. Luckily, there are a few things you can do to sell your home quickly that don't require any expensive renovation projects. Consider implementing one or more of the following ideas:

Get the Land Surveyed

Having your property surveyed is an excellent way to increase interest among potential buyers. Your land surveyor will be able to provide you with boundary information and land maps that can be passed on to potential buyers as they are considering buying your property. This information will help buyers make an educated decision about their purchase because they'll have a clear understanding of what's for sale. Your land surveyor will also:

  • Outline ponds, gardens, and natural features on your property.

  • Pinpoint easements and right-of-ways.

  • Provide insight into where power, water, and electrical lines are already located and where they can be developed in the future.

A land survey can be used by potential buyers to determine the actual value of your property before making a purchase.

Plant Some Trees in the Yard

Not only will planting a few new trees in the yard improve curb appeal, but the process can help to increase your property value by up to 20 percent overall. Planting deciduous trees will provide your home with natural protection from the outdoor elements which will save potential buyers money on their long term energy bills, as well as help to make them more comfortable once they move in.

Consider planting deciduous trees, as they have large leaves during the summer that will shade your home from the sun. In the winter months, deciduous trees lose their leaves and allow the sun to naturally warm things up. For the best weather protection results, plant your trees in front of windows and porches that get direct sunlight during the day, as well as near your exterior HVAC unit. It's also important to know how large the trees you plant will get at maturity. With their mature size in mind, you can plant them far enough away from your home that their branches won't damage the roof if they break off once fully grown.

These techniques should make it easy to set your home apart from your competition so you don't have to work so hard to get your home sold. Visit http://www.riverandsea.net for more information.

Prioritizing Your Wish List

After I decided to buy a new home, I realized that I probably needed to prioritize the things on my wish list. Since I am not wealthy, I realized that I probably couldn't get everything that I wanted out of a single home--at least, not this time around. Fortunately, I worked with an incredible real estate agent who helped me to figure out which type of property would pay off in the end. Finding a home took a lot of time, but I am really pleased that I found the right one. This blog is all about learning to prioritize your home hunting wish list so that you can have the home and financial situation of your dreams.
